Looking for an affordable, smaller condo or townhouse, single-level with amenities but not necessarily in a 55+ community? Portland Real Estate Neighborhood Stats Westbrook.allaboutseniorsboomersandsmallhouses.com

According to the Westbrook website in Beaverton, Westbrook does not have age restrictions and I can’t verify whether it is a 55+ neighborhood. Real estate agent listings in the RMLS™ are conflicting; whereas, some say it is a 55+ neighborhood and others don’t. I am checking on it.

However, it is a PUD (Planned Unit Development) with smaller single level condos/townhouses that includes a pool, recreation facility and party room with the majority of the units are under $200,000.

Portland Real Estate 55+ Summerfield Neighborhood Profile

Summerfield is an age 55+ planned residential community located in Tigard, Oregon.

55+ Summerfield neighborhood includes a Clubhouse with a community meeting room, library, rec facility.

Built on 203 acres, Summerfield includes 40 acres dedicated to recreation, along with the Clubhouse, and also has tennis courts, swimming pool and a beautiful 9-hole executive golf course.There’s also a golf course to enjoy. Summerfield is south of Portland. Summerfield was developed as a joint venture of the Tualatin Development Co., Inc. and Franklin Service Corporation.

In 1973, the first model homes were built on Century Oak Drive. There was a grand opening and a great interest in this new adult community (at that time it was an age 40+, with no children under the age of 18 living at home).

There are approximately 1,700 residents in Summerfield and everyone who lives in Summerfield is a member of the Summerfield Civic Association.

Summerfield Amenities

Construction on the 24,000 sq. ft. clubhouse began in 1974. The beautifully landscaped golf course can be seen from many of the clubhouse rooms, surrounding decks and from private residences as well.

From the banquet hall to a library to the arts/crafts room to the billiards room, the clubhouse offers a wide range of facilities to support the numerous new committees, clubs and activities of this active community/association. There are also walking trails to enjoy, bus, transportation, and shopping facilities nearby.

There are three real estate opportunities available to purchase in Summerfield: single family houses, townhouses, condominiums.

499 single family houses (one-level homes and two-story homes)

218 townhouses (divided into 5 sub-associations)

186 condominiums (divided into 3 sub-associations).

Lake Oswego Real Estate Condolea Neighborhood Stats

Lately, I’ve been posting information about the different 55+ neighborhoods in and around the Portland metro real estate market. Recently I wrote about the King City and Summerfield neighborhoods here on this ALL ABOUT…..Seniors.Boomers and Small Houses blog.

The Condolea condos (townhouses, attached) is the only designated 55+ neighborhood that I am aware of in Lake Oswego. However, I am verifying whether it really is one with the Mt. Park Homeowners Association to make sure. In checking the MLS listings of sold properties, some say it is a designated 55+ area and others have no mention of it in the MLS listings.

*** I have verified that the Condolea neighborhood is a designated 55+ senior community, although most MLS listings don’t indicate it is. ***

Both 2010 and 2011 were better years for the Condolea condos in Lake Oswego (Multnomah County) than 2009. However, as the Portland real estate market continues to improve, there will most likely be more seniors and boomers wanting to downsize to these types of units.

Portland Real Estate Neighborhood Stats Claremont

About Claremont

Claremont is a designated 55+ neighborhood that includes a 9-hole challenging golf course. The area has single family houses, condos and townhouses for sale.

The Claremont neighborhood is located in the Bethany area of NW Portland and was developed in 1990. In 1992 Claremont’s Golf Club was started and in 1994 the Claremont Women’s Club. The amenities at Claremont include a 12,000 square-foot clubhouse, swimming pool, croquet/lawn bowling court and tennis courts. Residents of the Greens also enjoy a smaller clubhouse (the Terrace House and swimming pool and an 18-hole putting course.

There are 4 neighborhood associations in this Portland 55+ neighborhood: Claremont Civic Association, Claremont Greens Association (consists of 168 single-family residences and townhomes on the east side of Bethany Boulevard), the Claremont Townhome Association and the Greens Townhome Association. A total of 556 homes are included in Claremont. Of those, about 100 are townhomes.

Claremont is a higher priced neighborhood than both the 55+ King City or Summerfield neighborhoods. And, like many, or rather most of our Portland real estate markets, values decreased in the last three years. Condos and townhouses seemed to have fared better than the single-family houses in the Claremont neighborhood in the last three years. However, even the townhouses and condos saw a significant decrease in value during the last two years from the higher prices seen in 2009.

Portland Real Estate King City Neighborhood Stats

I wrote a post the other day showing the stats for the Summerfield 55+ neighborhood in Tigard. Today I’m posting the King City neighborhood stats.

King City is a 55+ neighborhood with lots of amenities and sits across Highway 99 from the Summerfield 55+ neighborhood in Tigard, and it is a designated 55+ community and has it’s own City Hall and police force. I will be writing more about King City in an upcoming post.

Compared to the Summerfield 55+ neighborhood, King City is quite a bit less money. In 2011, the condo (townhouses,attached) properties took twice as long to sell than they did in 2009 during the height of the housing crisis. And, prices for both the single family houses and the condos (townhouses, attached), decreased considerably from 2009 as well.

If you purchased real estate in King City in 2011, you most likely were able to purchase at at good value. In posting stats from other areas around Portland, Lake Oswego and West Linn, most of those communities had more drastic price decreases in 2010, however, that wasn’t the case in King City as 2011 seemed to be the year King City was hit with declining values.

Portland Real Estate Summerfield Neighborhood Yearly Stats

I’ve written about the Summerfield neighborhood quite a bit on this blog. I thought it would be interesting to see how the last three years have been for real estate sales in that 55+ designated neighborhood.

Portland Real Estate Summerfield Neighborhood Yearly Stats

I took a look at the sales in the Summerfield neighborhood for the last three years. Interestingly, condo (attached, condo, townhouse) sales were double compared to the number of smaller, single family houses that sold in 2011. No doubt the economy and the lower prices of condos had a lot to do with 38 condos selling compared to only 19 single-family houses.

Prices Of Condos vs. Single Family Houses

In addition, the single-family houses had a larger price drop this year, 2011, than the condos did. However, the condos took longer to sell than the single-family houses. Also, the size of the houses that sold were smaller and the prices were lower in 2011 compared to 2009 and 2010 for both condos and single-family houses.

Portland One Level Living In 55+ Neighborhoods

Portland State University’s Institute On Aging a few years ago completed a report on Portland’s 65+ age group.

Group Of Baby Boomers

Did you know that the age group of 65+ is expected to grow 137% by 2030 here in Portland. Yes, that’s not a typo – that’s a huge number of older citizens. Also Oregon’s aging population of 65+ is higher than the national average and will consist of 17% by 2030 of our overall population.

In addition, 70-77% of this group prefer to live in a Portland one-level, single family home in the metro area.

Therefore, here’s a list of most of the Portland retirement communities that require you be 55+ in order to purchase real estate in their community. Many of these Portland area neighborhoods have one-level living with single-family houses, condos, townhouses, and attached dwellings.

Buying Portland Real Estate In An Active Adult 55+ Community

Recently I had a small home sell in Summerfield’s 55+ neighborhood in Tigard, Oregon.

There’s a community open house held the first Sunday of every month in which I participated and got a good feel for what small homes buyers wanted to purchase.

For some, it is the ideal community with the golf, recreation center, pool, tennis courts, etc. The Economist Outlook just published a report on senior homebuyers.

Buying Portland Real Estate In An Active Adult 55+ Community

To summarize the report says:

The median household income for buyers who purchased senior housing or in an active adult community was $61,200; the median age was 57.

The most important reasons senior housing buyers’ purchase a home is the desire to own (26%) home and a larger home (18%).

Fifty-one percent of senior housing buyers purchased a single family home; 9% purchased a townhouse.

My Results Are Contradictory

I found the opposite to be true. Here are my results:

Most homebuyers were considerably older than 57 and in their mid-70s or older.

Most wanted to purchase townhouses or condos because prices were lower.

Most no longer wanted the larger home but wanted small homes instead.
